REO Properties Versus Home Foreclosures For Sale

Short Sales, Home Foreclosures for Sale, and Real Estate Owned Properties for Sale,

With the current economic landscape, the number of distressed properties are on the rise. This is the breeding ground for short sale homes, foreclosed homes, and REO properties, properties that have caught the fancy of real estate investors because word on the real estate street says that these properties can be bought dirt-cheap. Nonetheless, if this is your first time to buy home foreclosures for sale or REO properties for sale, make sure you know what you are getting yourself into by continuing to read.

Buying Home Foreclosures for Sale

If the distressed homeowner fails to request for a short sale (or if the lender disapproves the short sale request), and the former still remains delinquent, sooner or later the property is foreclosed. When this happens, it would be included in a foreclosure auction. The lender sets the minimum bid taking into account the loan balance, accrued interest, if any, legal fees and other costs related to the process of foreclosure. Be sure to get yourself a cashier's check with the full amount of your bid to be able to bid at a foreclosure auction. If you win the bid, you get the property on an "as is" basis. Hence, they are repossessed by the lender and become REO properties or real estate owned properties, which are considered non-performing assets. Since no successful buyer during the auction has come forward, these properties are now owned by the lender, which typically is a bank, or a government agency, or government loan insurer.
